While I was searching, I took a look to see if there were any REO or Short sale properties that were for sale that fit that criteria as well. Many times, you can find a good deal if you are diligent about looking every day and talking to the right people.
Just to quickly define things, REO Property simply means “Real Estate Owned” and that is another way of saying “Bank Owned.”
“Short Sale” property means that the owner owes more on the home than it is worth, and they are attempting to sell it for less than the balance. These types of sales are great for investors like me because they provide a great way for everyone to win.

It’s a win for the former owner, because they are relieved of the debt. It’s a win for the neighborhood because now someone can come in and begin the process of rebuilding the house to current selling standards. By doing this, it will allow the neighborhood’s value to remain strong.
It’s a win for the bank, because the average foreclosure costs $64,000 to complete. Oftentimes, a short sale is cheaper. Finally, it’s a win for the new homeowner, who will ultimately buy the home after it’s been remodeled, at fair market value.
Tucson Homes With Guest Houses Under 200k?
After a little tweaking, I was actually able to find 3 “Tucson Homes For Sale with Guest House” and they have varying levels of repair. One, which appeared to be a smoking hot deal at $125,000 actually provided owner financing for repairs, and had an enormous amount of square footage.

Another, had a tenant in place in the guest house, and the front unit was ready for another tenant or perhaps a owner occupant? These sorts of things are always fun to work with because of the variety of ways you can finance it. In this particular case, it would be perfect for someone who is looking to start out their investing with minimal risk.
And finally, one that was completely remodeled, and close to the Davis Monthan AFB. That one sure looked pretty!
