I Love Buying Fixup Homes!
Tucson’s real estate market is going up, up, up, but that can’t last forever. As a matter of fact, in August we’re seeing more homes come on the market. That’s going to depress the prices. All right, so we’re going to go look at a couple houses today and hopefully show you a couple things you need to be aware of when you’re looking for properties to invest in here in the Tucson area. Stick with me. It’s bound to get interesting.
I’ll tell you, I’ve seen all kinds of property. This is nothing new. As a matter of fact, when it comes to unwanted property with problems and damage, well you could say I’m an expert. One of my favorite things as an investor who’s also a realtor is looking for properties that need a lot of repairs. Many times it’s an estate sale or former rentals. Homes in distress situations like foreclosures, divorce, tax sales, fire damage, makes no difference to me. I try and stay away from homes with mold and homes with excessive structural damage and homes that are a little too far away, but if it needs a little bit of work, I’m okay with it because most of the stuff needs to be replaced anyway, so I buy them as-is. And many times add-ons can get crazy on a house over time. So I’m always watching that.
You want to look for crazy repairs, right? I mean, you got an older house and then you got the add-on. I’ve been buying and selling real estate here in Tucson for over 23 years and I’ll tell you, I’ve learned a few things. One of the things I’ve learned recently? You want to stack your cash. Guys, this market is changing, but that’s Tucson for you. If you’ve got an unwanted property here in Tucson, now’s the time to sell. Take it from me though, take it from the other sellers in your neighborhood who are trying to get rid of their property because believe you me, they’re out there.
