Can’t Sell Your Home in Tucson?

Even in this market, it’s not uncommon for people to have a home that they can’t sell.  I’ve heard Sellers wondering aloud “why isn’t my house getting showings?”  Or another one.. “how do you sell a difficult house?”  Many times, it’s more than one thing that is stopping your home from selling.

There are many reasons why houses don’t sell.  In my 23 years as a Real Estate Broker in the State of Arizona, and an Investor, I can tell you there are many reasons why a house doesn’t sell!

Reasons Why Houses Don’t Sell

Generally speaking, if you ask any agent, they will tell you that the biggest reason why a home doesn’t sell in Tucson is because of the price.  While in theory, that is true; there are many other factors that go along with it.  Of course, if you reduce the price low enough, literally anyone will buy it. That’s not what most people are trying to do however.

So let’s take a look at what would cause a home not to sell, so that if you find yourself in a situation where you can’t sell your home in Tucson, then you will hopefully have some framework by which you can make effective decisions!

  1. Condition: It goes without saying, that if you can’t sell your home, it is a verdict by the public on your home.  Please don’t take it the wrong way!  The real estate market in Tucson is competitive, and is best described as “A Price War In A Beauty Contest!”.   The homes in the best condition with the best price sell first.  If you aren’t in a position to have your home in saleable condition, this will undoubtedly affect your ability to sell it. If you can’t sell your home in Tucson and you want to know what to do, then you know that this is one area that will have to be addressed!
  2. Location: We’ve all heard the old adage “location, Location, LOCATION!”  however, in this case, it is critically true! If your home is adjacent to a major thoroughfare, it will be less desireable than a home in the middle of a cul de sac.  These are hard truths for some people to accept.  However, if you look at it from a buyer’s perspective, they are concerned about resale value, safety, as well as potential noise.  If you can’t sell your home and you want to know what to do, then in the case of a poor location, you must price it accordingly.  A good rule of thumb for determining the negative affect of a noisy road is to deduct 10% of the value. (If a similar home deep in the subdivision sells for $200,000, and your home is on the side of a major noisy road, then deduct $20,000 from your value to account for this.)
  3. Neighborhood Conditions: We all have that one neighbor in our neighborhood we don’t like.  Heaven help us when we are trying to sell our homes, and they become a nuisance! As you can see from the comedy “Step Brothers” it can become difficult if your neighbors or kids set out to corrupt your sale!

On a serious note however.. there are many reasons why a house can’t sell easily and thankfully, there is a solution!

First, STOP the insanity! I can’t tell you how many homeowners I’ve talked to who continue to do the same things, expecting different results.  Continually relisting the home, reducing the price over and over, only makes it even more difficult to sell, and results in a lower sales price to you.

Want to know a secret?  Anytime you reduce the price, or switch agents, or sell it by owner and raise the price.. it’s obvious. 

Computer records are so diligent at recording data, facts, prices, and time that it makes it virtually impossible to play games with your price.

How To Sell A Difficult House

Understand from the beginning, if your home suffers from functional obsolesence anyone who buys it will have to make changes to the property to make it more saleable.  Therefore, if an Investor buys your home and it needs updating, that work will need to be done.  Remember therefore, to price it accordingly.

Use an Investor who is a Realtor as well.
